The NSW Government and the (SEPP) State Environmental Planning Policy (Affordable Rental Housing) 2009 allows residential home owners that satisfy their minimum criteria to build a secondary dwelling on their property such as a granny flat, as a Complying Development.

The benefits of building Granny Flats are many aside from adding value to your Property. Granny Flats can be a home office, a studio, maybe the kids have outgrown the family home and you all need a bit more space, or you need to house family members close by but still want privacy. Alternatively, dual occupancy can prove to be an ideal investment opportunity on either the family property whereby you can build a granny flat and live one property and rent the other for additional income, or build a granny flat on an existing investment property for additional income.

What are the Minimum Requirements for a Granny Flat on my Property as a Complying Development?

  • Your property must be a minimum of 450m2, with a minimum frontage of 12 metres.
  • Your Property must be zoned as residential.
  • The maximum floor area of the granny flat must not exceed 60m2. Carports and external porches are not included in the 60m2, and there are no parking requirements under a complying development.
  • The granny flat must be at least 0.9m from the side boundaries, and 3.0m from the rear boundary, and 3.0m from any existing trees over 4m in height.
  • There must only one granny flat on the property and the land must not be subdivided.

What Does IH Construction Group Do?

  • Carry out a site inspection and confirm if a complying development can be built, we will need you to provide us with a current survey of your property.
  • Provide a package price and detailed quote with all inclusions and schedule of finishes for one of our pre designed granny flats, or organise a custom designed Granny Flat if preferred.
  • Provide a list of upgrade options and prices if you wish to add a carport, porch, deck, or upgrade to premium finishes and inclusions.
